How Much Does a Home Inspection Cost in El Paso?

By John Raley, CMI · TREC #25876 · Last updated November 7, 2026

The quick answer

A standard home inspection with Inspector Pros starts at $375.

Your final price depends on the home's size, age and foundation type. Thermal imaging, the InterNACHI Buy-Back Guarantee and a same-day report are included. Buyer's inspections also include the InterNACHI Inspection Warranty, which runs 90 days from closing or 120 days from the inspection, whichever comes first. Extra services like a sewer scope or termite inspection are priced separately, so you only pay for what your home needs.

What Changes the Price of a Home Inspection?

A home inspection is priced by how much house there is to look at and how long it takes to do it right. Three things move the price up from $375:

Size of the home

Square footage is the biggest factor. A bigger home has more rooms, more windows, more plumbing and often more than one HVAC system, so it takes longer to inspect and report on properly.

Age of the home

Older homes usually take more time. A 1950s home in Five Points or Kern Place has decades of updates, older wiring and older plumbing to look at. A home built last year usually goes faster.

Foundation type

A home on a crawlspace takes more time than a home on a slab, because the inspector has to go under the house and look at the framing, plumbing and supports down there.

What Do Add-On Inspections Cost?

Some parts of a property are outside a standard home inspection. You can add these when you book. We don't sell packages, so you pick only the ones your home needs.

Sewer scope

Starts at $175

A camera goes down the sewer line from the house toward the city main. That pipe is underground and is not part of a standard home inspection. We recommend one on every home, new construction included.

Termite (WDI) inspectionTexas only

$120 flat

Looks for termites and other wood-destroying insects. Performed under TPCL License #0961609, held by our partner company Victory Pest Management LLC.

Covers the pool or spa and its equipment, which a standard home inspection does not.

We collect the field data and a Texas-licensed engineer with Noble Engineering analyzes it and issues the stamped report. Inspector Pros does not provide engineering services.

Re-inspection

Starts at $195

We come back after repairs to check whether the items appear to have been addressed. A re-inspection is a visual check. It does not certify the work.

These come with your inspection. Some companies charge extra for them or don't offer them at all, so it's worth asking whoever you are comparing us to.

The Buy-Back Guarantee and the Inspection Warranty are InterNACHI programs with their own terms and limits. They add protection on top of the inspection. They do not replace it. Read how both programs work.

Why Can a Cheaper Inspection Cost You More?

Compare the total, not the headline

A low base price with paid thermal imaging and a few add-ons can end up costing more than a higher price that already includes them. Add up the services your home actually needs before you compare.

Experience finds more

The industry norm is fewer than 15 inspections a month. At that pace, an inspector can go months without seeing a certain defect. Inspector Pros has completed thousands of inspections in El Paso and Las Cruces, and that volume is what makes a report thorough. Look at our sample reports and judge for yourself.

A missed problem costs more than the inspection

Sewer line repairs often run $5,000 to $20,000 or more, and a sewer line is not visible during a standard inspection. The few hundred dollars between inspectors is small next to one problem you find out about after closing. See the problems we find most in El Paso homes.

We don't sell your information

Inspection leads are sometimes passed to solar, water treatment and insurance marketers. Inspector Pros does not sell or share client contact information.

Frequently Asked Questions

How much does a home inspection cost in El Paso?

A standard home inspection with Inspector Pros starts at $375. The final price depends on the size, age and foundation type of the home. Add-ons like a sewer scope, termite inspection or pool inspection are priced separately.

Do you offer inspection packages?

Not right now. You pay one starting price of $375 for the home inspection and add only the extra services your home needs.

Is a termite inspection included in the home inspection?

No. A termite (WDI) inspection is a separate $120 flat add-on, and it is available for Texas properties only. For homes in New Mexico, you will need a licensed New Mexico pest control company.

Do I need a sewer scope?

We recommend a sewer scope on every home, new or old. On new construction we find construction debris in the line. On older homes we find roots, grease and other debris and waste. Sewer scopes start at $175.

Do you offer any discounts?

Yes. Our Community Heroes Discount is 6% off for military, veterans, law enforcement, first responders, nurses and educators. Use code HEROES when you book. If you book both a pre-drywall inspection and a final walk-through on new construction, you get a discount on the final.

Is thermal imaging extra?

No. Infrared thermal imaging is included on every inspection at no extra charge.

How long does a home inspection take?

Most single-family home inspections take 2.5 to 4 hours depending on the size and age of the home. Your report comes the same day, guaranteed by 9 AM the next morning.
