If you are buying a home in El Paso and expecting the inspector to climb up, check a few shingles, and come back down — you may be surprised. El Paso has a higher proportion of flat and low-slope roofs than almost any city in Texas, and flat roofs age, fail, and get inspected in fundamentally different ways than pitched roofs. Here is what we actually look for and what we actually find.
Why El Paso Roofs Are Different
The flat roof is practical in the desert: less material to build, lower wind profile, and in a climate that historically gets under ten inches of rain per year, drainage was not the primary design concern for most of the twentieth century. Most homes built in El Paso before the 1990s have flat or low-slope roofs — and many homes in central and east El Paso do too. Pitched shingle roofs are more common in newer developments in northeast El Paso, Horizon City, and the far west side. Tile roofs appear on homes from the mid-1980s onward, particularly in the higher price ranges. The inspection approach is different for each type.
What We Look For on Flat and Low-Slope Roofs
The primary failure mode on a flat roof is water — specifically, water that has nowhere to go. A well-designed flat roof drains through interior drains, scuppers at the parapet wall, or gutters at the eave. A flat roof that ponds — water sitting more than 48 hours after rain — is experiencing a drainage failure. Each monsoon adds more load, degrades the membrane further, and shortens remaining life. In El Paso, a monsoon can drop an inch of rain in thirty minutes.
We look at the surface coating or membrane for bubbling, blistering, and alligatoring — the distinctive cracked-skin pattern on elastomeric coatings that have dried out beyond their useful life. We look at flashing at parapet walls, where the membrane terminates, and at every penetration — plumbing vents, HVAC equipment, electrical conduits. Flashing is where flat roofs most commonly fail. We check drains and scuppers for debris and whether they sit at the correct elevation to drain effectively.
We walk the roof when safely accessible to assess condition across the full surface. What We Look For on Tile Roofs
Concrete and clay tile roofs are common on El Paso homes built from the mid-1980s onward. Tile itself can last 50 years or more — but the underlayment beneath the tile typically does not. By the time a tile roof is 20–25 years old, the felt or synthetic underlayment may be nearing the end of its useful life even if the tile surface looks intact. A visually clean tile roof can have an aging waterproofing layer underneath that is not apparent from the ground.
We also look for cracked and broken tiles — common from thermal cycling and occasional hail — and for failed mortar at hips and ridges, where tile is bedded in mortar to seal the peaks and corners. Hip and ridge mortar dries, cracks, and blows loose over time. We check flashing at chimneys, walls, and valleys, and the condition of eave and rake edges where debris and moisture accumulate.
What We Look For on Pitched Shingle Roofs
Asphalt shingle roofs are most common on newer construction in northeast El Paso, Horizon City, and newer developments on the west side. El Paso's UV intensity and thermal cycling are hard on asphalt shingles — granule loss from UV exposure is one of the most common findings we document. When shingles lose their granule coating, the underlying asphalt is directly exposed to UV and degrades rapidly. Granule accumulation in the gutters is one of the clearest early signs of advanced shingle wear.
We look at granule condition across the roof field, ridge caps, step flashing along walls and chimneys, penetration flashings, and the condition of fascia and soffit. We walk shingle roofs when safely accessible and use drone inspection when slope or condition makes walking unsafe.
The Attic Side of the Roof Inspection
We do not only look at the roof from above. A complete roof evaluation includes the attic — where the roof deck, rafters, and any evidence of moisture are visible. Water stains on roof decking, mold on rafters, or deteriorated insulation from moisture are all findings that exterior inspection alone can miss. What to Do With Roof Findings
Roof findings range from minor maintenance items — a loose flashing detail, a few cracked tiles — to findings that should materially affect your purchase decision: an actively leaking membrane, a roof at end of life with moisture already in the structure, or drainage failures that have been compounding for years.
When we find a roof at or near the end of its useful life, we say so directly. A flat roof membrane approaching failure does not need a major storm to leak — it just needs time.
