Before the Inspection
Once you book your inspection, we confirm the appointment, collect the property address, and ask a few questions — square footage, age of the home, and whether there is a pool or outbuilding. This helps us block the right amount of time. Most single-family homes in El Paso take between 2.5 and 4 hours. We inspect 7 days a week and typically have same-week availability.
What We Inspect
A professional home inspection covers every visible and accessible system and component in the home. That includes the roof (which we walk whenever it is safely accessible), foundation, attic, insulation, electrical panel and wiring, plumbing supply and drain systems, HVAC equipment, water heater, windows, doors, exterior cladding, and every room in the interior. We also deploy infrared thermal imaging on every inspection — included at no extra charge — which lets us detect moisture intrusion, insulation gaps, and electrical hot spots that are completely invisible to the naked eye.
Should You Be There?
You are not required to attend, but we strongly encourage it. Walking the home with your inspector and hearing findings explained in person — right in front of the issue — is far more valuable than reading about them in a report later. You can ask questions in real time, understand the severity of each item, and leave with a clear mental picture of the property. The Inspection Report
Your full digital report is delivered the same day — no later than 9 AM the next morning for all residential inspections. The report includes photos and video of every defect found, plain-language descriptions, and a summary section your agent can use immediately for negotiations. What Happens After
Once you receive the report, you have a few choices. You can request that the seller repair specific items, ask for a price reduction, or in serious cases walk away from the deal entirely. Your agent uses the inspection report as a negotiating tool. Our inspection software also lets you generate a Repair Request Report directly from the findings — the inspector's photos and notes are pulled in automatically and exported as a clean PDF you can attach to your repair addendum.
What the Inspector Does Not Do
A home inspection is a visual, non-invasive evaluation. We do not cut open walls, move furniture, or operate systems that are shut off at the time of inspection. If we spot signs of a buried issue — a stain that suggests past moisture, for example — we will flag it and recommend a specialist. We also do not pass or fail homes.
