Pre-Drywall Inspection: What We Look For and Why It Matters

Once the drywall goes up, you will never see inside your walls again. The pre-drywall inspection is your one opportunity to verify that everything built into the structure of your home was done correctly — before it is hidden from view permanently.

The pre-drywall inspection takes place after framing is complete and the rough-in work is finished — meaning the rough electrical, rough plumbing, and rough HVAC are installed — but before the insulation and drywall close everything in. Timing this correctly requires coordination with your builder. Most builders will give you a window of a few days. We examine the framing for proper lumber size and spacing, correct header sizing above doors and windows, appropriate blocking where required by code, and any notching or boring of structural members that exceeds code limits. Overcut notches in floor joists, improperly drilled load-bearing walls, and missing structural connectors are findings we see regularly on new construction in the El Paso area.

Before drywall, we can see every wire run in the home. We look for proper wire gauge for each circuit, secure stapling at required intervals, correct box fill (not too many wires stuffed into one box), absence of splices outside of junction boxes, and proper placement of outlets for future code compliance. Electrical issues found at pre-drywall cost almost nothing to correct. The same issues found after move-in require cutting open finished walls.

We check drain slope (the minimum grade required for proper drainage), proper venting of drain lines, correct pipe sizing, secure support strapping, and the presence and location of cleanouts. We also verify that water supply lines are properly isolated from framing members to prevent squeaking and vibration. Plumbing that is not properly vented will cause slow drains and sewer gas odors for the life of the home. On established homes, we also offer a sewer scope inspection to check lateral lines.

HVAC rough-in includes the supply and return ductwork, any in-wall chases, and equipment pads. We verify duct sizing is appropriate for each room, that return air is properly accommodated (undersized return is the number one cause of HVAC inefficiency in El Paso homes), and that refrigerant lines are properly routed and protected. El Paso's extreme heat puts more demand on HVAC systems than most of the country — getting the duct design right before drywall is critical.

Many builders install insulation immediately before drywall — sometimes on the same day. We verify that insulation is present where required, that it is the correct R-value for the application, that it makes full contact with the framing cavity without gaps or voids, and that penetrations through the thermal envelope are properly sealed. Missing insulation in an attic knee wall or behind a bathtub surround is a common finding that adds up to real energy loss over time.
