HVAC Inspection in El Paso: What Gets Checked and What Wears Out First

El Paso HVAC runs 8+ months a year in extreme heat. Here is what a home inspector actually evaluates — refrigerated air, evaporative coolers, ductwork, and what wears out fastest.

Air conditioning in El Paso is not a seasonal amenity — it runs from April through October at minimum, and often beyond. An HVAC system that works fine in a milder climate gets run harder, ages faster, and fails sooner here. Understanding what a home inspector evaluates — and what the failure patterns actually are in this specific climate — helps you know what questions to ask and what findings to take seriously.

Two Very Different Systems: Refrigerated Air vs. Evaporative Cooling

This is where El Paso diverges from almost every other Texas market. Many homes in central and east El Paso — particularly those built before the 1980s — use evaporative coolers (swamp coolers) as their primary cooling system, not refrigerated air. Some homes have both: refrigerated air for the humid monsoon months when evaporative cooling loses most of its effectiveness, and an evaporative cooler for the drier spring and early summer months when it is far cheaper to operate.

A home inspector who has not regularly evaluated both system types may miss things that matter. We evaluate each on its own terms.

What We Check on Refrigerated Air Systems

On a central air conditioning system, we evaluate the equipment at the air handler (indoor unit) and condenser (outdoor unit) and trace the visible ductwork throughout the home.

At the air handler: we check the filter condition and slot, the coil for evidence of icing or debris accumulation, the drain pan and condensate line, and the furnace heat exchanger if the system also provides heat. We run the system through a full cooling cycle and measure the temperature differential at the supply registers — a properly functioning system should produce a meaningful temperature drop from return air to supply air.

At the condenser: we assess the equipment age from the data plate, note any refrigerant line insulation that has deteriorated in the sun, look at the coil fins for damage or debris blockage, and listen for unusual compressor sounds. In El Paso, condensers run in ambient temperatures that routinely exceed 100°F — the compressor operates near the top of its rated range for months at a time. El Paso condensers also run in a dusty environment. Coil fins blocked with dust and debris cannot shed heat efficiently — the system runs longer, harder, and hotter than it should.

What We Check on Evaporative Coolers

Evaporative coolers are simple in principle but require specific maintenance that is often deferred. We evaluate the condition of the cooling pads — which should be replaced annually, and mineral-encrusted pads from El Paso's hard water restrict airflow dramatically. We check the pump and water distribution system, the float valve that controls water level, the condition of the cooler housing for rust and corrosion, and the supply ductwork or direct discharge into the home.

We also note whether the cooler has been properly winterized. An evaporative cooler left full of water through a freeze cycle will burst the pump housing and damage the float valve — a repair that is inexpensive in itself but tells you something about how the home has been maintained.

The key operating limitation of evaporative coolers: they are effective when outdoor humidity is low, typically below 40%. During El Paso's monsoon season, when afternoon humidity can spike, evaporative cooling loses much of its effectiveness. Homes that rely solely on evaporative cooling during monsoon months are meaningfully less comfortable than homes with refrigerated backup. This is worth knowing before you buy.

Ductwork — The Most Underestimated Part of the System

In El Paso, ductwork condition is one of the most important parts of an HVAC evaluation — and the one most often overlooked by less experienced inspectors.

Attic temperatures in El Paso regularly exceed 150°F in summer. Duct insulation that has deteriorated, compressed, or been improperly installed means conditioned air heats back up significantly between the air handler and the living space. A system working correctly can deliver poorly conditioned air simply because the delivery path is a thermal disaster.

We look at duct insulation condition and coverage in the attic, connections at the air handler and at branch duct takeoffs, and the condition of flex duct — which, if kinked or compressed, restricts airflow and makes every room it serves harder to condition. We also evaluate return air sizing. Undersized return air is the single most common cause of HVAC inefficiency we see in El Paso homes, new and old. A system starved for return air runs at reduced efficiency, struggles to reach setpoint, and ages faster as a result.

Why System Age Matters More Here Than Anywhere Else

The expected service life of a residential air conditioning system is generally cited as 15–20 years. That estimate was not made for El Paso's operating conditions. When a system runs 8–10 months per year instead of 4–5, and does so in ambient temperatures that push it to its rated limits, mechanical wear accumulates faster.

A 15-year-old system here deserves more scrutiny than the same system in a climate where it sees light seasonal duty. We note equipment age, observed operational condition, and any findings that suggest reduced remaining useful life.
