Buyers often assume the home inspection covers termites. It does not, at least not in the way a lender or a Texas termite report does. A home inspection and a termite inspection answer different questions, and in Texas they are performed under different licenses.
What a Home Inspection Covers
A
home inspection is a visual evaluation of the home's major systems and components: roof, foundation, structure, electrical, plumbing, HVAC, water heater, attic, windows, doors, and interior. In Texas, home inspections are performed by inspectors licensed by the Texas Real Estate Commission (TREC). If we see evidence that suggests wood-destroying insects during a home inspection, we will note it, but a home inspection is not a termite inspection.
What a Termite (WDI) Inspection Covers
A wood-destroying insect (WDI) inspection, usually called a termite inspection, is a visual examination focused on evidence of termites and other wood-destroying insects, plus conditions that invite them, such as wood-to-soil contact and moisture at the foundation.
In El Paso, that means looking for both types of termites found in the area. Subterranean termites live in the soil and leave mud tubes along foundation walls. Drywood termites live in the wood itself and leave piles of tiny pellets called frass beneath infested wood.
Who Is Licensed to Do Each One
In Texas, WDI inspections fall under structural pest control licensing through the Texas Department of Agriculture, not TREC. At Inspector Pros,
termite (WDI) inspections are performed under TPCL License #0961609, held by our partner company, Victory Pest Management LLC. That means you can get both inspections from one team, scheduled together.
When You Need a Termite Inspection
Some loan programs, including FHA and VA loans, may require a WDI report depending on the property and lender. Even when it is not required, a termite inspection is worth considering on older homes, homes with wood in contact with soil, and homes with past moisture problems. Ask your lender or agent early so the report is ready before your option period ends.
Getting Both at Once
We can bundle a Texas WDI inspection with your home inspection, so both happen during the same visit and you are not coordinating two companies during your option period. Termite inspections are currently offered for Texas properties only. For a Las Cruces NM property, our
Las Cruces home inspection is available, and the termite inspection should be handled by a licensed New Mexico pest control company.
